Building Permit Requirements
Overview
Any owner or authorized agent who intends to construct, enlarge, alter, repair, move, demolish, or change the occupancy of a building or structure, or to erect, install, enlarge, alter, repair, remove, convert or replace any electrical, gas, mechanical or plumbing system, the installation of which is regulated by this code, or to cause any such work to be done, shall first make application to the building official and obtain the required permit.

Work Not Requiring a Permit
  • Decks not exceeding 200 square foot in area, not more than 30 inches above grade, and not attached to a dwelling 
  • Fences not over 6 feet in height 
  • Painting, tiling, carpeting, cabinets, countertops, and similar finish work 
  • Portable heating, cooling, and ventilation appliances
  • Re-roofing a structure 
  • Retaining walls not over 4 feet in height 
  • Single story detached accessory structures (storage / tool sheds, playhouses) not exceeding 200 feet squared 
  • Sidewalks and driveways 
  • Swings and other playground equipment 
 
Emergency Repairs
Where equipment replacements and repairs must be performed in an emergency situation, the permit application shall be submitted within the next working business day to the building official.

Work Requiring a Permit
  • Adding electrical in any accessory structure including those structures not exceeding 200 feet squared 
  • Adding new gas appliances (i.e. gas fireplaces, gas water heaters etc)
  • Adding new gas lines or upgrading gas lines and/or gas meters 
  • Adding new plumbing, including new water or drain waste lines 
  • All new electrical work including adding new receptacle outlets, branch circuits, lighting, and/or outdoor electrical work, etc. 
  • Replacing furnace or other heating appliances 
  • Replacing panel boards or adding new circuit breakers
